Where do the rates actually come from?

Three layers, each with a document. The base: Article 23 of Schedule 1-A to the Stamp Act as applied to Haryana prices a sale conveyance at ₹25 per ₹500 — exactly 5% — in the official schedule the state portal itself publishes. The municipal add-on: an additional 2% transfer duty applies within municipal limits, per the state's own audit formulation — with a 2022 gazette carving the three big Municipal Corporations (Gurugram, Manesar, Faridabad) down to 1%. The remission: deeds in a woman's name take 2 percentage points off. Stack them and you get the familiar table below.

What about joint deeds — and the caveats folklore skips?

Joint man-plus-woman deeds are universally quoted at 6% urban and 4% rural — the blended midpoint — but stated honestly: no official document we could locate publishes that figure, and the state's own online calculator offers only Male and Female inputs. Treat 6/4 as the market's working consensus and let the e-stamp computation state your deed's exact demand.

Two more caveats earn their ink. A 2021 notification under the Panchayati Raj Act added a 2% surcharge on transfers in Gram Sabha areas — it exists on the record per the state auditor, its ground application is inconsistently reported, and a rural deed should budget for the desk's answer rather than assume bare 5%/3%. And Palwal town is a Municipal Council, not one of the three carved-down Corporations — the standard 2% municipal add-on is the operating assumption inside its limits.

How does the registration fee actually slab?

Not as "1% capped at fifty thousand" — the official table is a ladder: ₹100 up to ₹50,000 of consideration, ₹500 to ₹1 lakh, ₹1,000 to ₹5 lakh, ₹5,000 to ₹10 lakh, ₹10,000 to ₹20 lakh, ₹12,500 to ₹25 lakh, ₹15,000 to ₹30 lakh, then ₹5,000 more per ₹10 lakh — ₹20,000 to ₹40 lakh, ₹25,000 to ₹50 lakh, and so on — reaching the ₹50,000 cap only above ₹90 lakh. Add the registration system's service charge (₹200 for sale deeds) and the honest incidentals, and you have the complete desk-side bill.

What do the official numbers come to? Four worked examples

Each row below is COMPUTED from the official structure on this page — the duty layer per the auditor’s formulation, the registration fee climbing the real slab ladder, and the ₹200 HARIS service charge. They are not illustrations: put the same value into the calculator on this site and it returns the same figures, because both read the same verified schedule. Duty applies to the HIGHER of your price or the collector rate for that village and land class, so treat the value column as the assessed value, not necessarily the cheque.

Two things the fourth row is there to show. At exactly ₹90 lakh the registration fee is ₹45,000, not the cap — the ₹50,000 cap applies only ABOVE ₹90 lakh, which corrects the widely repeated folk rule of "1% capped at ₹25,000". And the joint rate is market consensus, not a published official figure: the state calculator exposes Male and Female only, so a joint deed should be confirmed at the desk before it is budgeted.

How is it paid, and on what value?

On the higher of your deed's consideration or the collector rate for the village and land class — the higher-of rule is the auditor's own formulation, with undervalued deeds referable to the Collector under section 47-A. Payment runs through e-GRAS, the state's electronic stamping channel, inside the deed-registration flow: fees online after the deed template stage, the e-stamp generated against your reference, the appointment slip following. Can the desk demand more than these tables?

Not lawfully — but it can demand differently than you computed, and the gap is usually one of three honest causes: the parcel's land class in the collector table is not what you assumed; the municipal-limits question resolved against you; or the deed's value fell into a higher registration slab than the folk formula predicted. Ask for the working in writing — the computation is arithmetic on published tables, so it can always be shown — and reconcile your e-GRAS receipt against the deed's endorsements before leaving the desk. Where a deed is priced under the collector floor, expect the section 47-A conversation rather than a discount: the registering officer can refer undervalued documents to the Collector, and that reference costs months. The duty checklist before any deed

  1. Read the current collector rate for the exact village and class — the floor may exceed your price.
  2. Fix the parcel's municipal status from the revenue record, not the streetscape.
  3. Confirm the buyer-name plan — the woman's remission is the largest lawful saving on most deeds.
  4. Budget the registration slab AND the service charge; verify any rural surcharge at the desk.
  5. Pay through e-GRAS against the deed's exact reference; keep the trail deed-matched.
