There is no database of what parcels actually transacted for; registry values are set to that collector-rate floor and understate the real trade; owners set their own asking prices; there is no MLS. What is notified here, and what is only announced?

The gap between those two columns is the whole story at Aligarh, and it is where buyers lose money. Start with what holds. The defence-corridor node is real: Aligarh is one of the six nodes of the UP Defence Industrial Corridor, executed through UPEIDA, and the authority records roughly fifty-three hectares proposed with forty-nine procured for its first phase. Note the size — that is a discrete parcel of ground, not a region, and marketing that implies the whole Khair or Tappal belt is "defence corridor land" is false. Note also the date: the authority's own page is stamped September 2020, so later claims that the node has expanded or run out of land are press-only and unreflected on the official record. And note the wording used throughout both official and press material — "investment proposals". A proposal is a memorandum, not money on the ground, and the totals quoted for the node do not reconcile between sources. The road is the strongest verified fact, and it reaches our own district: NH-334D is an existing national highway running Aligarh to Khair to Jewar to Palwal, about sixty-six kilometres in Uttar Pradesh and seventeen in Haryana, with the ministry carrying the entrustment of the Aligarh–Palwal section on the Haryana side and works listed in Palwal district. It is being four-laned. But its alignment carries a live dispute: acquisition was notified in January 2025 across thirty-one villages, awards followed for twenty-one, and around sixty per cent of affected farmers were reported refusing them, with arbitration before the District Magistrate and circle rates more than a decade stale. Land near that alignment carries litigation risk that a sale deed will not disclose. The connectivity claim worth correcting is rail: no notified rail link from Aligarh to the Jewar airport was found. The link is a road. Then the column that does not hold. There is no notified "Aligarh New City" — no gazette, no scheme, no authority project of that name. The Tappal–Bajna urban centre, eleven thousand hectares in the telling, is a planning proposal; YEIDA's own master-plan page shows its notified Phase-I covering Gautam Buddh Nagar and Bulandshahr, and Aligarh is not in it. What Aligarh does have in Khair tehsil is YEIDA notified villages, and being notified principally means the authority controls development permission there — not that the land is acquired, developed, or becoming a city. That single confusion, a jurisdiction line sold as a built city, is where most buyers in this belt are hurt. The city's genuine anchors need no inflation: a registered geographical-indication tag on Aligarh locks, the UPSIDA Talanagri estate on Ramghat Road, and Raja Mahendra Pratap Singh State University, established in 2021 and operational, with its campus on Palwal Road.

Why do buyers watch Aligarh, and what should they check?

No "Aligarh New City" is notified

The defence node is a parcel, not a region

About 53 hectares proposed and 49 procured on the authority's own record. Any pitch treating the wider Khair or Tappal belt as "defence corridor land" is selling a boundary that does not exist.

"Investment proposal" is the operative phrase

The corridor's headline crore figures are proposals and allotments, not landed capital, and the totals do not reconcile between sources. Announced investment is not an anchor.

The official node figures are six years old

UPEIDA's page is dated September 2020. Claims of Phase-2 expansion or exhausted land are press-only and unreflected on the record — we do not print them as fact.

YEIDA notification is a permission line, not a city

Around 92 to 100 Aligarh villages, all in Khair tehsil, sit in YEIDA's notified area. That mainly means YEIDA controls development permission — agricultural land there may need a sanction that never comes.
