No single market rate exists here, and no one publishes one. There is no database of what parcels actually transacted for; registry values are set to that collector-rate floor and understate the real trade; owners set their own asking prices; there is no MLS. Two parcels that look identical — same road, same class, next khasra — change hands at different numbers, for reasons that live in the paper and the approach, not in any table.

Agricultural land priced as a factory or colony plot is only worth that once §90A conversion is granted; until then it is agricultural land with a story attached.

What actually anchors Bhiwadi?
Industry, and the NCR border. Bhiwadi grew as Rajasthan's answer to Gurugram's cost — a RIICO industrial belt (Bhiwadi, Chopanki and Khushkhera at its core, with Kaharani and Tapukara in the wider cluster) that draws manufacturing priced out of Haryana, and the residential demand that follows a workforce. It sits on the NH-48 Delhi–Jaipur spine, roughly 40 km from Gurugram and 70 from Delhi, inside the National Capital Region, and Bhiwadi appears among the Delhi-end interchange points of the Delhi–Mumbai Expressway — so the connectivity thesis is genuine, not invented. What we price honestly is the "cheaper Gurgaon" claim: the cost gap is real, but a plot is worth its DLC floor, its title and its approach, not the comparison. And one Rajasthan-specific fact carries straight from our law layer — any person, non-agriculturist included, may buy khatedari (agricultural) land here, but to run a factory, warehouse or home on it the land must be converted under Section 90A first; the recorded nature stays agricultural until it is. RIICO plots, separately, are 99-year leasehold, never freehold.
Why do buyers watch Bhiwadi?
It is Khairthal-Tijara, not Alwar — the 2023 reorganisation moved it, and the change held through the December 2024 district cancellations; a deed or a search that names the wrong district starts wrong.
Rajasthan land and operating costs against a Gurugram address 40 km away — the "cheaper Gurgaon" gap is genuine, which is exactly why it must be priced on the parcel and the DLC floor, not on the slogan.

Unlike the restrictive states, any person may buy khatedari land in Rajasthan; but a hotel, warehouse or house on it needs Section 90A conversion, and until then the record reads agricultural.
Industrial demand around the RIICO estates and residential demand from the workforce price separately; a plot's value follows which market it actually serves, and its zoning, not the town's headline.
NH-48 is the working spine; the Delhi–Mumbai Expressway's interchange reach is a real Delhi-end asset — priced as access where it exists, as a thesis where it is still building.
